Selling your property in winter has a bad reputation, and yet, well prepared, a sale in January or February can go very well.  <\/p>\n\n<p class=\"wp-block-paragraph\">In 16 years as a broker in Montreal&#8217;s Southwest, I&#8217;ve seen winter sales close quickly, and others that would have been better off waiting. Here is how to tell the difference, depending on your property and your neighbourhood. <\/p>\n\n<h2 class=\"wp-block-heading\">Why people think they should wait for spring<\/h2>\n\n<p class=\"wp-block-paragraph\">The idea isn&#8217;t without merit. In spring, days are longer, yards and balconies look inviting, and the largest number of buyers are active at once. These are real advantages.  <\/p>\n\n<p class=\"wp-block-paragraph\">But this picture hides an important detail: in spring, you&#8217;re not alone. Many owners think the same way and list at the same time. Since common areas and units are indoors, winter weighs less on the showing. The challenge is more about the terrace or balcony, which needs to be showcased in another way.  <\/div>\n\n<div><h3 style=\"font-size:inherit; font-weight:bold; margin:0; padding:0;\"> Little Burgundy<\/h3> A neighbourhood mixing heritage buildings and newer projects, close to downtown and the canal. The charm of brick and period details shows well in cold weather, with a bright and warm interior. <\/div>\n\n<div><h3 style=\"font-size:inherit; font-weight:bold; margin:0; padding:0;\"> Saint-Henri<\/h3> An area in the middle of a transformation, with a varied pool of buyers. Winter suits properties whose appeal is mostly inside, like lofts and renovated units. For a property where the yard is a major asset, preparation takes more work.  <\/div>\n\n<div><h3 style=\"font-size:inherit; font-weight:bold; margin:0; padding:0;\"> Pointe-Saint-Charles<\/h3> A neighbourhood of plexes and houses, where outdoor space matters to many families. Price depends above all on the property, its condition, its neighbourhood, and the right starting price.
